Real Estate Agencies

If you are a foreigner and you want to buy property in Bulgaria, you can always use the services of a real estate agency. There are many of them, and it’s not a problem for them to work with foreign people. Usually, the agents offer to help with everything they could, most likely with the documents you need to buy a house or an apartment as it might be a little tricky for foreigners to do it on their own (not that is not possible, of course).
The commission you need to pay to the agents varies from 3-4% of the property price plus some other services that you require, as opening a bank account, legal consultation when buying/selling a property, deal representation, assistance in drawing up the necessary documents, assistance in obtaining a mortgage loan, expert property valuation and many other services, depending on the agency itself.
Most of the real estate agencies offer services for hiring an apartment. You can just give them a call, tell them your requirements about the location, price and the furnishing of an apartment, and the agent will find what you need. Sometimes it happens right away, sometimes you would have to wait some time, before you get the perfect place for you. Most of the times, the agents speak English or other foreign language as German or Russian, which makes it very convenient for foreigners. The commission for finding an apartment with an agency is usually half of one monthly rent (rents in Bulgaria are usually paid at the end of the month), but this also depends on the agency itself.
Some of the biggest agencies in the larger Bulgarian cities are:
